New Homes Headed to Florence: Planning Commission Gives Green Light!

Florence is buzzing with excitement after the Florence Planning Commission made a big decision on February 11, 2025. They approved sketch plans for two shiny new subdivisions that are set to bring a whopping 628 new homes to West and South Florence!

Hunter’s Ridge: A Place for Families

Meet the first newcomer: Hunter’s Ridge. This subdivision is poised to create 333 single-family homes across a sprawling 96.82 acres of land. How does it work? Hunter’s Ridge will be developed in two phases. In Phase 1, 179 lots will be made available, while Phase 2 will see another 154 lots added. With a minimum lot size of just 6,000 square feet, families will have plenty of space to call their own.

What makes Hunter’s Ridge even more appealing is its commitment to keeping nature in mind. Almost 30% of the land will stay open space, providing a beautiful environment for residents and their families. Imagine setting up picnics, playing catch, or just enjoying the greenery. Not to mention, there will be a lovely 20-foot buffer of trees and shrubs along Alligator Road, offering some added privacy and a touch of nature right in the neighborhood.

If you’re worried about school commutes, fret not! Hunter’s Ridge is located only about a five-minute drive from South Florence High School. Parents can breathe a little easier knowing their kids won’t have to travel too far.

Magnolia Farms: Growing Bigger

Magnolia Farms. This subdivision is expanding to accommodate an additional 295 lots across Phases 10-13, which means plenty of new neighbors! Eventually, Magnolia Farms plans to host a total of 879 lots spread over an area of 301.50 acres. That’s a lot of potential friends for future residents!

Located about eight minutes from the popular Magnolia Mall, Magnolia Farms is not just about homes but also offers a convenient lifestyle. Residents can easily enjoy shopping and dining just a stone’s throw away, perfect for Saturday outings or midweek grocery runs.

What’s Next for Florence?

Before these exciting developments can hit the ground, they still need to pass a few more hurdles. The new subdivisions will require further approvals from the City Council and a few more procedural steps with city staff. It’s not as simple as waving a magic wand and saying, “Abracadabra!”

But there’s good news on that front, as the Planning Director has already indicated they are in touch with Darlington County, keeping an eye on emergency management concerns regarding the new neighborhoods. This proactive approach means that the City of Florence is taking the necessary steps to ensure everything runs smoothly as they welcome even more homes to the area.

Curiously, it wasn’t long ago that the commission also approved another West Florence subdivision with over 100 homes in January. It seems like housing is on the rise, and Florence is ready to grow!
